Buildings that stay warm, breathe well and cost less to run

Aline Architecture has been a green architecture and building firm since before the phrase was a selling point. Every project starts with the site and the sun, and every envelope we build is tested before the walls close. On Cape Cod, where fuel is expensive and the land is fragile, that is simply how a building should be made.

Woodland House: an Energy Star certified rehabilitation in an endangered species area

A contemporary Full Cape on a wooded hill in Wellfleet that was dark, poorly ventilated and awkward on its site. The redesign added south-facing dormers, a master wing with south-facing windows and a screened porch, bringing passive solar and daylight into the house for the first time.

The site was designated habitat for endangered species, so erosion controls went in before any earthwork, and the concrete retaining walls needed to handle the steep grade were laid out in an overlapping pattern so migrating animals could still pass through.

The finished building earned Energy Star certification.

What earned the certification

Existing houses

A deep energy retrofit, step by step

Most Cape houses were built long before anyone measured air leakage. A retrofit done in the right order fixes the expensive problems first and proves the result with numbers, not guesswork.

Step 1

Diagnose

A blower door depressurizes the house and shows exactly where outdoor air is getting in; a duct blaster does the same for the heating ducts. We photograph the leaks with smoke so you can see them too.

Step 2

Prioritize

The test results, your fuel bills and a walk through the house become a short list ranked by payback: what to seal, what to insulate, what to leave alone.

Step 3

Seal and insulate

Caulk at the top plates, foam around window frames, spray foam in the cavities and between rafters, insulated headers where framing is opened up. Tight first, then warm.

Step 4

Ventilate

A tight house has to breathe on purpose. A heat recovery ventilator exchanges the air continuously and silently while keeping the heat, and replaces the bathroom fans.

Step 5

Verify and certify

A second test to confirm the numbers, then whichever certification the project needs: Massachusetts code and Stretch Code compliance, a HERS Index rating, Energy Star, or LEED verification.

Advanced framing, spray foam and a house that breathes

A large addition and renovation to a single-family house in Wellfleet, and one of the firm’s most comprehensive green builds. Walls, floors and roof were framed at 24 inches on center instead of the usual 16, with insulated box headers and redesigned corners. Advanced framing meets code, saves five to ten percent of the lumber, and leaves that much more room in the wall for insulation.

The envelope was air-sealed and filled with open-cell spray foam, with sustainably farmed wood and low-VOC finishes throughout. A whole-house heat recovery ventilation system draws stale air from every bathroom and brings in fresh air continuously, so a tight house never becomes a stale one.

The photograph is a blower door test in progress: the fan in the doorway depressurizes the house so every leak can be found and fixed before the walls are closed.
